HOW FAR ALONG ARE WE?
Highlighting the 11,000+ UK properties on the way to net zero carbon.
WHAT? A study by the Better Buildings Partnership (BBP).
WHY? In 2019, some of the UK’s leading commercial property owners signed the BBP Climate Commitment to tackle the growing risks of climate change through the delivery of net zero carbon portfolios by 2050. Three and a half years on, the BBP wanted to understand the market transformation underway.
HOW? Exploration of the key themes found in the 37 net zero pathways.
On the radar.

FUTURE-FOCUSED FUMIGATION OFFERS AIRTIGHT SOLUTIONS
Designing spaces that are subject to fumigation is highly complex, but there are broad principles and processes that can be followed. A clear, concise new whitepaper has now been produced, providing easy-to-grasp best-practice guidance on this technical topic.

THE FUTURE OF INFRASTRUCTURE: THE LOW CARBON CLUSTER MODEL
When carbon has greater and binding value, low-carbon zones will be financially attractive. As we move towards a greener, digitalised society, successful hubs will combine many forms of infrastructure, from solar-powered data centres sharing energy with temperate crop greenhouses to wind turbines feeding vehicle-to-grid charging hubs.

THE UK'S FIRST STANDARD FOR NET ZERO CARBON BUILDINGS
After market analysis showed demand for a single agreed methodology for defining ‘net zero’ for UK buildings, leading industry organisations joined forces to champion the UK Net Zero Carbon Buildings Standard, enabling industry to robustly prove built assets are in line with national climate targets.

THE DEMAND FOR HEALTHIER, GREENER, MORE FLEXIBLE OFFICES
Increased outdoor air supply, efficient lighting installations and higher performance façades are among the updates to The British Council for Office’s design guide, advising on office creation that supports changing working patterns while reducing carbon emissions.

Conversation kickstarter.
“One of my earliest memories is taking apart the VCR player at home because I wanted to know where Timon and Pumbaa were coming from...”

“Change for better: one-time or continuous, large or small.”
A good blast of light shortly after we wake up resets our body clock every day; it’s like recalibrating a watch that goes slightly out of time. So, when it comes to designing buildings, how can we ensure people get their light exposure in the mornings?
Hoare Lea is...
Thinking about.
Retrofit for the future.
Conversation is picking up around retrofitting existing building stock. However, less discussed are the financial and social drivers. How will it work in workplace, with the bottom-up shift caused by office occupiers becoming more discerning in their choices? We hosted a roundtable about the present opportunity, and keeping all buildings performing at their best.

Cities set on Net Zero.
Our work with Oxford City Council, which has committed to being NZC by 2030, got us an invitation to University College London’s recent symposium showcasing best-in-class examples of positive net zero initiatives. With seminar attendees we shared MEP lessons learnt from pragmatic decarbonisation (see p6 for more) as well as the scale of the opportunity with existing building stock.

Caring about.
Exposing bias in building and planning.
The best solutions come from the most diverse groups of people working together; that’s inclusion in its widest sense. Our Gender Balance Network’s recent panel discussion on International Women’s Day shared insight into who buildings are usually designed for and how we can make the industry more inclusive.
